About SafeNest

Spokane-based environmental testing since 2019.

SafeNest Environmental Testing LLC helps homeowners, contractors, and light-commercial businesses understand mold, fire residue, and contamination after floods or sewage backups.

We began operating in Spokane in 2019. Our work brings together the property history, a careful inspection, and useful laboratory testing so you can make decisions from a clear record.

Consultant qualifications

Credentials that help answer property questions.

After a fire, leak, or cleanup, you need more than a list of tests. These qualifications help the consultant inspect the right areas, choose useful samples, and explain what the results mean for your next step.

ACAC Council-certified Fire and Smoke Damage Consultant (CFSC)

Visible damage may not show where smoke traveled. ACAC's CFSC program covers site observations, sampling plans, and interpretation of fire-related findings. That background helps the consultant decide which rooms and materials to check. The report can give you a shared record for cleanup or insurance discussions. This board-awarded credential belongs to an individual SafeNest consultant, not the company. About the CFSC program.

ACAC Council-certified Microbial Consultant (CMC)

Mold growth points back to a moisture problem. ACAC's CMC program covers microbial investigation, sampling plans, and interpretation of laboratory results. That background helps the consultant find where mold grows, why it grows, and which samples answer the property question. This board-awarded credential belongs to an individual SafeNest consultant, not the company. About the CMC program.

IICRC certification

IICRC certification covers inspection, cleaning, and restoration disciplines, including microbial, water damage, and fire and smoke damage work. That training helps the consultant read damage conditions and check completed contractor work. SafeNest tests and reports; it does not perform the restoration work. About IICRC.

Respirare Labs AMEA knowledge test

An airborne mycotoxin test answers a different question from a mold-spore sample. SafeNest can collect environmental samples for mycotoxin analysis when that testing fits the project. AMEA is an airborne method that measures specific mold-produced compounds. Method knowledge helps the consultant choose useful testing and explain the findings alongside the moisture inspection. A SafeNest consultant passed Respirare Labs' knowledge test for this method. One result cannot establish whether a space is safe. About the AMEA method.

Completed training

  • Advanced mold inspection: A musty odor or recurring growth often starts with moisture. InterNACHI's course and examination cover visual checks, moisture conditions, sampling decisions, and reading lab results. That training helps turn a broad concern into a defined inspection and a report a cleanup contractor can use. Course outline.
  • Microbial investigation: Indoor Sciences' course, approved by the Indoor Air Quality Association (IAQA), covers building science, investigation planning, where to sample, and how to interpret results. For a property with a leak history or hidden dampness, that approach helps the consultant test areas that answer your question instead of collecting samples without a plan. Course outline.
  • Fire & smoke restoration: Horizon's course addresses restoring structures and contents after fire and smoke damage. That context matters after cleanup: the consultant can review what the contractor did, identify areas to check, and time testing before finishes hide the work. SafeNest tests the result; it does not perform restoration.

How SafeNest works

An explanation, not just a laboratory report.

A sample is useful when it helps answer a question about the property. We take time to understand that question before choosing the test.

The history you share is part of the investigation. A past leak, repeated odor, fire, or incomplete cleanup can help explain a condition that is not obvious during one visit. We inspect the agreed areas and choose methods that fit the concern, rather than starting with a fixed package of samples.

We label and document samples so each laboratory result can be traced back to its collection location. A documented chain of custody follows the samples from collection to the laboratory. We select laboratories suited to each type of analysis, and maintain our inspection equipment and calibrate instruments regularly.

The report brings the observations and laboratory findings together, explains the limits, and identifies corrective questions or steps that follow from the evidence. We discuss those conclusions with you so the next decision does not depend on interpreting a laboratory table alone.

You should not need to understand technical laboratory terms to discuss the condition of your home or business. We explain the findings in ordinary language and discuss the conclusions with you. That gives you a record you can use with a contractor instead of a table of results you must interpret alone.

SafeNest does not perform remediation, restoration, drying, or cleanup. Keeping those services separate avoids the conflict of interest that arises when the company recommending work also profits from doing it. It also allows us to provide an independent check after a separate contractor completes the agreed work.
